October 2026 Miami-Dade New Construction Update
This post rounds up the latest pre-construction news from October 2026: new sales launches, groundbreakings and construction milestones across Miami-Dade. It reports what happened this month; it is not a ranking or a recommendation of any project.
October brought a new sales launch in Wynwood, a new sales gallery in Coral Gables, and one of the most anticipated groundbreakings on Brickell Key. Here's what moved this month, and what it means if you're shopping new construction.
Compared with last year, buyers today have more room to negotiate. With more inventory on the market, I'm seeing developers become more open to credits and flexible deposit schedules.
New on the market
WOMA, Wynwood. Ecuador-based Uribe Schwarzkopf has launched sales on its first U.S. project, a live-work building in northern Wynwood designed by Dutch firm MVRDV with local architect Kobi Karp. Plans call for 163 residences in six stories, with groundbreaking in 2027 and completion in late 2029.
Seventeen Gables, Coral Gables. BAM Developers and Ascendra Capital have opened a sales gallery at 120 Aragon Ave. for this eight-story, 117-residence building at 1715 Douglas Road. One- to three-bedroom homes start in the mid-$600,000s, which is unusual for new construction in the Gables. The project broke ground in May 2026 and targets completion in Q1 2028.
Breaking ground
The Residences at Mandarin Oriental, Brickell Key. Swire Properties held the groundbreaking this month for the KPF-designed towers. The 66-story South Tower holds 228 private residences, with prices reported from about $6.6 million. The 33-story North Tower adds 70 residences, 28 hotel-collection residences and a 121-room hotel. Completion is expected in 2030.
Construction milestones
| Project | Area | Milestone | Starting price (reported) | Completion target |
|---|---|---|---|---|
| Villa Miami | Edgewater | Expected to top off this month; reported 75% pre-sold | Not stated | Late 2027 |
| The Rider at Wynwood | Wynwood | Topped off September 2026 | About $550,000 | 2nd half 2027 |
| The Lincoln Coconut Grove | Coconut Grove | $58M construction loan | $1.5M | Late 2028 |
| Shoma Bay | North Bay Village | $172.5M loan; reported 50% pre-sold | Not stated | Mid-2028 |
| Cipriani Residences | Brickell | Reported 85% pre-sold | $1.8M | Summer 2027 |
Coming next
Several projects are in planning, with sales not yet open. They include Bugatti Residences in Brickell (sales expected in the first half of 2027), and several South Beach redevelopments using Florida's Live Local Act, which mix luxury condos with workforce units.
What this means for buyers
- Entry prices exist. Wynwood and Coral Gables now offer new construction starting around $550,000–$650,000.
- Sell-through is real. Projects reporting 75–85% pre-sold have less inventory and less negotiating room left.
- Timelines run long. Several projects deliver in 2028–2030. Make sure your plans and deposit schedule fit that window.
Buyers often assume developer prices are fixed. In my experience, it depends on where the project is in its life. At launch, pricing is usually firm and the incentive is getting the best unit and floor. Once a building is 70–80% sold or close to completion, I've seen developers offer closing-cost credits, include a parking space or adjust the price on the last few units.
Prices, sales figures and dates are as reported in October 2026 and subject to change. Contact the developer or James for current pricing and availability.
